We highly encourage purchasing Travel Insurance for an additional 9.8% (excluding residents of NY, NH or WA) to help ensure your protect your stay.

THE VIEW CONDOMINIUMS COVID ADDENDUM #2
The View HOA is requiring that all renters agree to the below COVID policies as a condition of rental. This will be an emailed document that must be signed at least 96 hours prior to arrival. Should you not wish to follow the below guidelines, please contact our office at least 96 hours prior to arrival and we will cancel your reservation and refund the amount of the reservation without penalty. If we do not receive a signed copy of this document at least 96 hours prior to arrival, Alta Chalets will consider this a request to cancel your reservation and will refund without penalty.
Please note, non-compliance of any of these policies during your stay is ground for eviction without refund.
The View COVID Policies:
- Masks (not buff or neck gaiter) covering the mouth and nose are required in all common areas of The View including hallways and ski locker room
- Social distancing of six feet or more must be practiced between groups.
- If there is a group is the section of hallway you are about to enter, wait until they have passed to enter.
- Be considerate and minimize your time in common areas as other groups cannot enter while you are there.
- Do not change in and out of your ski boots in the hall or any common area.
Payments are automatically charged to the credit card on file on the due date. Should you wish to change credit cards you must contact our office 5 business days prior to the due date. Changes of credit card after a charge has been made incur a 10% change fee of the amount charged.
As we are doing remote check ins with keyless entry, it is Alta Chalets policy to now require a copy of your ID and your rental agreement to be sent to us before we will be able to send you access codes and check in instructions. Please contact our office if you have additional questions on this policy. If the agreement or ID verification email is not received, the guest should contact the property management company at the number on the booking confirmation. Guests must be 25 years of age or older to check-in.
TRAVEL INSURANCE RECOMMENDATION
PLEASE NOTE – no refunds are given for late check in or early check outs for ANY REASON, including inability to reach your property due to weather or road closures. Stays that extend past the checkout date due to weather and or road closure will incur additional nights rental fees. Little Cottonwood Canyon, where this property is located, receives a significant amount of snow fall and local roads can be closed to travel due to high avalanche danger.
Alta Chalets has partnered with RentalGuardian.com and InsureStays to help safeguard your booking deposit and other pre-paid non-refundable payments related to planned travel. We strongly encourage you to purchase optional travel insurance.Travel Insurance covers risks incidental to planned travel such as sickness, accidental injury, or death of you or a family member (or of a traveling companion), weather delays, natural disasters, unexpected changes in your employment, and many more specified reasons.
The coverage costs 10.8% of your total reservation invoice. The premium charged for travel insurance is generally non-refundable after 15 days of coverage purchase.
As a covered traveler, should you have a medical issue or experience trip delay or interruption due to unforeseen developments, you may initiate your claim by calling (833) 610-0736.

All reservations are subject to state and local sales tax. Current tax rate is 13.82%. Taxes are subject to change.
ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY
Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy is restricted to the maximum occupancy as set forth in this agreement. We do not allow guests to sleep on floors or sofas. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that disturbs or offends the neighbors shall be deemed grounds for termination. Quiet hours in all properties are observed from 10PM – 8AM. No loud music or outside conversation during these hours. Please be courteous to neighbors when using hot tubs and outside decks during quiet hours. Alta Chalets rents to adults over the age of 25. We reserve the right to refuse service to anyone.
We reserve the right to cancel any reservation made under false pretense or exceeding the maximum number of guests per unit. Termination by Alta Chalets may occur, at the Owner’s sole discretion, in the event the Tenant or any member of his/her party violates any of the terms of this agreement. If the lease is terminated, Alta Chalets may enter the premises and remove Tenant, the members of his party and their belongings, and there will be no refund of the unused portions.
VACATION RENTAL DAMAGE WAIVER
Included in all reservations is damage protection. This Damage Protection program covers up to $3000 ($1500 for The View units) in accidental damage to your rented unit that occurs during your covered occupancy. Alta Chalets is responsible for filing all program claims on behalf of tenants and the tenant may be notified in writing of any such claim. Tenant verification may be required in certain cases. Tenant will be responsible for the cost of repair of all damages that exceeds the coverage limit of the Accidental Rental Damage Program. The amount you pay for the Accidental Rental Damage Protection program includes any related insurance, technology-support, service, and claims adjudication costs, along with administrative fees charged by the Alta Chalets for making this coverage available. This program does not cover intentional damage, those damages resulting from the negligence of tenant, or damages from non-compliance with the terms of this agreement. Damages exceeding the coverage or deemed non-compliant with the terms and conditions will be charged to the client’s credit card on file.
YOUR RESPONSIBILITIES AS PROTECTED GUEST
Report any accidental damage to the Property Manager when they occur.
Verify damages when requested to do so by our staff.
Notify the police in case of loss by theft.
Take reasonable actions to protect damaged property from sustaining further damage.
TERMS OF COVERAGE
The Property Protection Program takes effect upon check-in or registration on the booked arrival date to a Covered Unit, together with receipt of payment of the Program Fee at or before check-in. The Property Protection Program shall terminate upon normal check out time of the Covered Unit or the departure of the Rental-Guest, whichever occurs first. CHECK IN /CHECK OUT
Check in after 4:00 PM on the arrival date.
Check out on the date of departure is by 10:00 AM.
Due to COVID 19, we cannot accommodate early check ins or late check outs and cannot offer storage for luggage or gear. Please plan your travels accordingly. For those wanting to arrive or stay outside of these hours, the Goldminer’s Daughter is renting hotels rooms for day use. Please contact them directly at 801-742-2300.
There is a $25 fee for any lost key that needs to be replaced. Keys must be left on the kitchen counter upon departure.
GROUP SIZE/MAXIMUM NUMBER OF PEOPLE IN UNIT/CHALET
Alta Chalet’s staff authorized your rental of this property based on the number of people in your group. All properties strictly enforce the maximum occupancy per unit - exceeding this number is grounds for possible eviction with no refund of monies paid. You are required to contact our office should there be any change in the number of people in your group. The owners and staff of Alta Chalets are delighted to accommodate groups attending summer weddings in the Alta/Snowbird area. However, kindly be advised that all parties or gatherings at the Chalet must be cleared in advance by concierge.
4x4 VEHICLE AND PARKING
THE VIEW CONDOMINIUMS: There is outside parking for one (1) car. Parking spaces at The View are 8 feet x 15 feet - vehicles must fit in parking space (no Premium or Full Size SUVs).
SUPERIOR POINT CONDOMINIUM: There is garage parking for 1 vehicle
PHOTOHAUS CONDOMINIUMS: There is no parking at the PhotoHaus. Parking is available in the Town of Alta on a first come first serve basis. We recommend airport shuttle transportation for guests staying at the Photohaus. There is an area for short term parking to drop off bags and groceries.
POWDER RIDGE CONDOMINIUMS: There is outside parking for one vehicle at Powder Ridge.
FOR MANLEY CABIN, THE CABIN AND THE TRAVIS HOUSE: There is outside parking for 1 car in a common parking area. House is accessed via a snow packed path.
CHALET DAY JOHNS: There is outside parking for 3 vehicles.
FORT HOUSE: There is outdoor parking for 3 cars. The garage is reserved for owner use and is not available to guests.
BLACK BEAR CHALET: There is outside parking for 2 vehicles.
Oversize vehicles, motor homes, oversized vehicles or vehicles with trailers are not permitted at any Alta Chalet property. Should you rent a vehicle, Four Wheel Drive/All Wheel Drive is Strongly Recommended. Utah State Law requires that all vehicles accessing Highway 210 (the road that accesses Alta and Snowbird) be equipped with Snow Tires or chains November 1 – May 1. In addition, the highway can also be restricted to 4WD/AWD during and after storms. No pets are permitted in any property. In addition, pets are prohibited in Little Cottonwood Canyon as the canyon provides drinking water for Salt Lake City. This law is strictly enforced. Violation of the No Pet-policy will result in a $1500.00 fine plus any damages.
No smoking is allowed in or around the premises. Should it be discovered that this policy was violated all smoke remediation and cleaning charges associated with removing odors from furniture and unit will be charged to the credit card on file. This is not covered by the Vacation Rental Damage Waiver. Violation of the No Smoking policy will result in a $1500.00 fine plus any damages.
CARE OF PROPERTY
Tenant acknowledges that unless Alta Chalets is notified on day of check-in of any damage or cleaning concerns, then thereafter, any damages to the property or concerns during the occupancy will be the Tenant responsibility and must be reported to Alta Chalets and paid for prior to departure.
FOR ALL PROPERTIES EXCEPT THE VIEW CONDOMINIUMS, MANLEY, AND TRAVIS HOMES: All hot tubs are cleaned prior to guest arrival and are maintained on a daily basis. Alta Chalet’s staff will enter property daily to check the hot tub. Hot tub use is at your own risk. Guests are responsible for any damage to hot tub or hot tub cover. Alta Chalets is not liable for any damage or injury as a result of misuse of the hot tub. Alta Chalets charges for any draining and refilling of tub during a stay. Hot Tubs may be available during the summer months on a request basis for a small fee. In the event the hot tub at the rental property experiences mechanical issues, guests will be refunded $25 for a common area hot tub or $50 for a private hot tub, for each day it is not available for use. This refund does not apply to pool or hot tub closures due to COVID-19 or seasonality of hot tubs.
Due to fire risk, only Artificial Christmas Trees are allowed on premise. If you intend to purchase a tree, please contact our office to ensure that it will fit in the unit. In addition, as the holidays are our busiest time of year, set up/ take down/ removal of tree must be performed by the guest.
FOR THE BLACK BEAR and CHALET DAY JOHNS: These homes have a caretakers/managers apartment on the lower level of the house. Alta receives over 500 inches of snow per year, and due to this unique environment, caretakers are an integral part of the town of Alta. The jobs of the caretakers are as follows: Shovel snow to allow for access in and out of the house; home maintenance, work with snow removal to insure that driveways are plowed; act as a liaison with Town of Alta when there are road restrictions. In addition, our caretakers have a number of other responsibilities including guest check in and out, home orientation including how to use hot tubs, WIFI, satellite TV etc. They are also available if you have any local area questions.
All properties are cleaned in preparation for your arrival. Alta Chalets provides all bed and bath linens. In addition, we supply a starter supply of tissues, toilet paper, paper towels, bath soap, laundry soap, dishwasher detergent, washing machine detergent and garbage bags. We do not replenish these supplies during your stay. The property must be left in the same general condition as when you arrived. The refrigerator and freezer must be emptied of all food and free of food spills. All clean dishes should be put away and dirty dishes rinsed and placed in dishwasher. Garbage is to be removed to outside dumpster or garbage bin. Please leave all linen on beds and put dirty towels in the bathtub or shower. Alta Chalet’s staff inspects and cleans the property shortly after your departure. Charges for any excessive cleaning or damage will be charged to the credit card on file.
DAILY MAID SERVICE/MID STAY CLEANS
Daily maid service, linen changes and mid stay cleans can be added to your reservation and are available at any Alta Chalets managed property. Cleaning is charged at a rate of $40 per hour plus tax. Linen charges vary. Please contact our office at least 2 weeks in advance of your reservation if you would like any of these services.
Service requests for the heater, televisions, appliances, hot tubs etc. will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to the highest standards.
Certain areas within property may be locked such as owner’s personal storage areas and are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.
In the event that Alta Chalets is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain or act of nature, or situations beyond our control, Tenant hereby agrees that Alta Chalets sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shall Alta Chalets be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of said un-deliverability.
All rental units are privately owned and are managed by Alta Chalets at contracted rental rates. Guests agree to hold Alta Chalets and individual owners free and clear of any damage or injury to self or property resulting from accident, injury, or loss due to rain, snow, flood, negligence, fire, theft or other reason. This property is located in a mountain environment. Snow and icy conditions can pose a risk around the property including areas underneath roofs. Every effort is made to remove snow and ice and make the area around the property safe. Please always wear appropriate footwear. Do not allow anyone to play under the eaves of any structure or on or around snowbanks. Playing anywhere around the property is done at the sole risk and responsibility of renter or guests of the renter.
Alta Chalets respects the privacy of every individual who uses our website. We only process and use the data obtained through this site for the specific purposes you have authorized for your transaction, based on the rental agreement for your reservation. We do not sell customer information to third parties.
