Terms and Conditions Final
- DEPOSIT is 25% (50% for holiday periods) of the gross rental rate, payable by credit card or personal check or e-check*.
- Balance due, including taxes, any handling fees and security deposit must be received by AGS sixty (60) days prior to arrival (90 days for holiday periods). For reservations made less than 60 (or 90 days for holidays) days from check in, all funds or TOTAL, as shown are immediately due. The balance on your invoice will be automatically charged to your credit card on the due date unless check or e-check* is received prior to this time.
- *A discount of 5% off of posted rates is available for payments made via check or e-check. All payments MUST be received in our office on above payment schedule to be eligible for discount. Discounts are only available off of POSTED rates for current season and do not apply to specials.
- Taxes currently required by the Town of Alta and Salt Lake City for Lodging amount to 13.10% on the rental rate. Taxes are subject to change.
- Cancellations Refunds on cancellations are refundable less a 10% cancellation fee for cancellations received 90 days or more prior to arrival. Cancellations made 89-61 days prior forfeit deposit. Cancellations made 60 days or less prior to arrival are completely non-refundable. PLEASE NOTE – no refunds are given for late check in or early check outs for ANY REASON. Little Cottonwood Canyon, where this property is located, receives a significant amount of snow fall and local roads can be closed to travel due to high avalanche danger. Due to this, it is STRONGLY recommended that Travel Insurance be purchased. Travel Insurance is available through a number of resources or you can call us for information. In addition, we reserve the right to cancel any reservation made under false pretense or exceeding the maximum number of guests per unit. PETS are absolutely not permitted in the house. Additionally, unregistered pets are not allowed in Little Cottonwood Canyon as the Canyon provides drinking water for Salt Lake City.
- Termination by AGS may occur, at the Owner’s sole discretion, in the event the Tenant or any member of his/her party violates any of the terms of this agreement. If the lease is terminated, AGS may enter the premises and remove Tenant, the members of his party and their belongings, and there will be no refund of the unused portions.
- ALL RENTALS ARE TO FAMILIES AND RESPONSIBLE ADULTS ONLY. Violation is grounds for immediate termination. Tenant acknowledges that he/she will personally occupy the property for the entire lease period and will not sublet any portion of the property. Occupancy restricted to the maximum occupancy as set forth in this agreement. Violation of any of these terms shall be grounds for termination of this agreement. Tenant agrees that the premises shall not be used for any illegal or unlawful purpose. Occupancy and use of the premises in such a fashion that disturbs or offends the neighbors shall be deemed grounds for termination. We wish you to have an enjoyable vacation, but you must respect the rights of our neighbors
- CHECK IN will be after 4:00 PM on the arrival date. CHECK OUT on the date of departure is by 10:00 AM. We will accommodate early check-ins and late check outs whenever possible however these must be pre-approved by our office in advance of the date. Late check-outs without advance authorization are subject to up to a one nights lodging fee.
- GROUP SIZE/MAXIMUM NUMBER OF PEOPLE IN UNIT/CHALET. Your invoice and the unit or chalet has been determined based on the number of people in your group. Some of our properties strictly enforce the maximum occupancy per unit; exceeding this number is grounds for possible eviction with no refund of monies paid. You are required to contact our office should there be any change in the number of people in your group.
- PARKING is limited to one car per unit at The View, Blackjack, the Creekside and McIntosh Chalets. In some cases we can assist you in locating additional parking but this may not be close to the unit rented.
- MEAL SERVICE: Should full meal service be purchase this includes breakfast, dinner and apres ski. Juices at breakfast and cofee/tea service is included all other beverages and snacks are charged to client. Alta Chalets will stock house with requested items but the client is responsible for the costs of these items. These must be paid for prior to departure via cash of check. Other types of meal service are indicated on contract.
- DAILY MAID SERVICE. Is available at any Alta Chalet managed property at a rate of $37.00. This must be arranged in advance of visit through our office.
- CARE OF PROPERTY: Tenant acknowledges that unless AGS is notified on day of check-in of any damage or cleaning concerns, then thereafter, any damages to the property or concerns during the occupancy will be Tenant’s responsibility and must be reported to AGS and paid for prior to departure.
- OUTCLEANING CHARGES: The out-cleaning charge is included in the rent, based on the understanding that the tenants will leave the unit reasonably clean and tidy at departure with clean dishes put away and dirty dishes in dishwasher. Any extraordinary cleaning or laundry resulting from a guest’s visit will be charge to the credit card authorized below as a damage/security deposit at a rate of $35.00 per hour. Tenant agrees to keep the premises in a clean and sanitary condition, to exercise care regarding all furnishings and to make no improvements or alterations.
- NO SMOKING: No smoking is allowed in or around the premises.
- APPLIANCE MALFUNCTIONS or service requests for the heater, televisions, appliances, etc. will be responded to as quickly as possible. There are no rebates or refunds issued to Tenants for any reason as every good faith effort is made to insure the property is maintained to the highest standards.
- Telephones are provided for local (Alta and Snowbird) calls at no charge.
- 4x4 VEHICLE or chains are required from November 1 through May 1. Please note, if you rent a 2WD car you may be restricted from driving on the road. We normally get 500+ inches of snow per year.
- LOCKED AREAS for which Tenant is not provided a key, such as owner’s personal storage areas, are exempt from this lease agreement and are off limits to the Tenant. Forced entry into these areas is cause for immediate termination and Tenant will be charged for damage and/or missing items.
- IN THE EVENT that AGS is unable to deliver said property to Tenant under this lease agreement prior to occupancy because of fire, eminent domain or act of nature, Tenant hereby agrees that AGS’s sole liability as a result of these conditions is a full refund of all consideration previously tendered by Tenant. Pursuant to the terms of this agreement, Tenant expressly acknowledges that in no event shall AGS be held liable for any consequential or secondary damages, including but not limited to any expenses incurred as a result of said un-deliverability.
